Guide
Why driveways crack here, specifically.
Toronto sits on clay-heavy soil and goes through dozens of freeze-thaw cycles a year. That combination destroys driveways built to a standard that works fine in milder or better-drained places. Here is the mechanism, and how to read what your own driveway is telling you.

The mechanism, in order
1. Clay holds water. Unlike sand or gravel, clay does not drain. Water that reaches it stays there, sitting against whatever is above.
2. Water gets in through the surface. Every hairline crack, every open joint, every unsealed edge is an entry point. Asphalt is porous even when intact.
3. It freezes and expands. Water expands by roughly nine percent when it turns to ice. In a saturated base that expansion has nowhere to go except upward, lifting the surface above it.
4. It thaws and the void stays. The surface does not settle back perfectly. There is now a small gap under the asphalt where there was solid material.
5. Traffic collapses it. A car drives over unsupported asphalt and it flexes, then cracks, then breaks up.
Repeat that cycle dozens of times a winter, every winter, and you have the entire life story of a GTA driveway.
Reading your own driveway
Single straight cracks running with or across the driveway are surface fatigue from oxidation and thermal movement. Normal from about year seven. Fill them.
Alligator cracking — an interconnected pattern like reptile skin — means the base has lost load-bearing capacity and the asphalt is flexing over a void. Structural. That area needs to come out.
Cracks along the very edge mean there is no lateral support at the perimeter. Vehicles ride the unsupported edge and it breaks away.
A crack in the same place every year despite filling means movement below, not surface fatigue. Something under that line is shifting seasonally.
Cracking concentrated near the garage is usually settled backfill rather than a driveway problem at all.
What actually prevents it
Depth. Excavating to 250–300 mm gets below the loose fill and reaches stable subgrade. Shallow digs leave the driveway sitting on the layer that moves most.
Compaction. 150 mm of granular placed in two lifts with a minimum of four plate passes on each. Uncompacted granular is just loose stone that settles.
Separation. A geotextile membrane keeps the base and the clay from mixing. Without it the base slowly migrates into the soil and thins out.
Drainage. 2% minimum fall so water leaves the surface instead of standing on it and soaking through.
None of these are exotic. All four cost money on the quote, which is exactly why the cheapest quote skips them.
Pricing
Ranges we quote across the GTA in 2026. Your number depends on area, access, disposal and what has to come out first — confirmed on site.
| Work | Price | Typical project |
|---|---|---|
| Crack filling | $1.50 – $3 / sq ft | For surface cracking on a sound base |
| Section rebuild | $4 – $7 / sq ft | For alligatored or structurally failed areas |
| Full rebuild | $4 – $7 / sq ft | Excavation, geotextile, 150 mm base, two lifts |

Questions
Is cracking normal after a few years?
Fine hairline cracking from about year seven is normal surface ageing. Structural cracking within the first three to five years is not — that is a base problem and it will keep getting worse.
Does sealing prevent cracking?
It slows it considerably by keeping water out and reducing oxidation. It does nothing for cracking caused by a failing base.
Will a thicker layer of asphalt stop cracks?
No. Asphalt thickness matters, but base depth and compaction matter far more. Thick asphalt on a bad base still cracks; standard asphalt on a good base does not.
Why did my neighbour's driveway last twenty years and mine failed in five?
Almost always base depth and compaction, occasionally drainage. Same street, same soil, same weather — the difference is under the surface.
Do interlock driveways crack?
Pavers do not crack as a surface, but the same base failure shows up as shifting, lipping and sinking. The base is the deciding factor either way.
