What asphalt paving actually involves

Asphalt is the most common driveway surface in the GTA, and the one most often installed badly. The material itself is straightforward: a mix of aggregate and bitumen, laid hot and compacted while it's still workable. What separates a driveway that lasts twenty-five years from one that fails in four has almost nothing to do with the asphalt and almost everything to do with what's underneath it.

Much of Toronto and the surrounding region sits on clay-heavy soil. Clay holds water, water freezes, and frozen water expands. A driveway built on a shallow or poorly compacted base gets lifted and dropped by that cycle every winter until the surface cracks. No amount of good asphalt survives a bad base — which is why we treat excavation and compaction as the actual job, and the asphalt as the finish.

You can inspect the asphalt forever. You get exactly one chance to see the base, and it's before we cover it. That's why we photograph it.

Rebuild, resurface, or repair?

Three different jobs at three very different prices. We tell you which one your driveway needs during the site visit, and we say so even when the honest answer is the cheap one.

Full rebuild — $8 to $13 per sq ft

Everything comes out down to subgrade and gets rebuilt. This is the answer when the base has failed: alligator cracking across large areas, soft spots that flex under a car, sections that have sunk, or drainage running the wrong way. A typical two-car driveway of 500–650 sq ft lands between $4,500 and $8,500 including tear-out and disposal.

Resurfacing — $4 to $7 per sq ft

A 40 mm overlay on top of the existing surface. Only works when the base underneath is still sound, which we verify before quoting it. Typical range $2,200 to $4,500. Resurfacing a driveway with a failed base is the single most common way homeowners waste money in this trade — it looks perfect for one season and cracks in the same places by the second spring.

Repair and sealing — $1.50 to $3 per sq ft

Crack filling, patching isolated potholes, sealing. Appropriate for a structurally sound driveway that's aging on the surface. Usually $450 to $1,400.

Timing and season

Paving season in the GTA runs roughly April through November. Asphalt has to be laid hot and compacted before it cools, so cold ambient temperatures shorten the working window and hurt compaction. Late spring and early fall are the sweet spot: mild temperatures, less rain delay, and shorter waits than the July peak.

A residential driveway takes one to three days on site. You can walk on it the same day and drive on it after 48 hours in most conditions. Full curing takes several months, during which the surface stays softer than it will eventually be — so keep sharp-edged supports like motorcycle kickstands and jack stands off it through the first summer.

Do you need a permit?

Replacing an existing driveway in its current footprint generally does not require a permit. Building a new driveway, widening one, or cutting a new curb does. The City of Toronto also requires stormwater retention for new hard surfaces above 50 square metres, which in practice usually means permeable pavers rather than solid asphalt.

Questions about asphalt paving

How long does an asphalt driveway last in Toronto?

Built to the specification above, 20 to 25 years with routine sealing. Built on a shallow or uncompacted base, three to five winters before structural cracking appears. The variance is almost entirely in the base, not the asphalt.

Can you pave over my existing driveway?

Sometimes. An overlay works when the existing base is still sound and the drainage is correct. We check for soft spots, alligator cracking and grade before quoting it. If the base has failed, an overlay hides the problem for one season and then cracks in the same pattern — we'll tell you that rather than take the easy sale.

When can I drive on a new asphalt driveway?

Foot traffic the same day, vehicles after about 48 hours in normal conditions, longer in hot weather. Avoid parking in the same spot for the first few weeks and keep concentrated point loads off it through the first summer while the surface hardens.

Should I seal a new driveway right away?

No. New asphalt needs to cure before sealing — typically six to twelve months. Sealing too early traps the oils that are still working their way out and can leave a soft, tacky surface. After that first sealing, every three to four years is reasonable in the GTA climate.

Why is asphalt cheaper than interlock?

Less material cost and dramatically less labour. Interlock is laid piece by piece with cutting, edge restraint and jointing; asphalt is machine-laid in two passes. Both need the same base. If budget is tight, asphalt on a proper base outperforms interlock on a poor one every time.
