How wide can your driveway actually be?

Every GTA municipality sets its own limit, most tie it to your lot frontage and garage width, and there is a second cap on front-yard hard surface that catches people who cleared the first one.

Why there is no single number

Driveway width is zoning, and zoning is municipal. Toronto, Vaughan, Markham, Mississauga, Brampton and Richmond Hill each set their own limits, and within a municipality the limit often varies by zone and by lot frontage.

The common structure is a maximum expressed either as an absolute width or as a proportion of frontage, frequently with an allowance tied to the width of the garage. A double garage generally supports a wider driveway than a single.

Anyone who tells you a flat number without knowing your address and zone is guessing.

The second cap most people miss

Separate from width, most municipalities cap the proportion of the front yard that can be hard surface — driveway, walkway, parking pad, everything combined.

This is what stops many widening projects. The driveway width itself would be permitted, but adding it pushes total front-yard hard surface past the limit.

It is also why adding a parking pad beside an existing driveway is refused more often than people expect.

Curb cuts are a separate approval

Widening the driveway where it meets the street means altering the municipal curb. That is work on the road allowance, it requires its own approval, and it is generally carried out to municipal specification at the owner's cost.

A project can be approved for width on private property and still require the curb portion to be handled separately, which affects both timeline and budget.

What to do before spending money on design

Confirm four things for your specific address: maximum permitted width, front-yard hard-surface cap, whether a curb cut is needed, and whether the added area triggers stormwater retention.

How wide is a standard two-car driveway?

Around 5 to 6 metres accommodates two vehicles side by side comfortably. Whether that is permitted on your lot is a separate question.

Can I widen just enough for one more car?

Often yes, and it is the most commonly approved change — but the front-yard hard-surface cap is what usually decides it.

Do the rules differ between Toronto and Vaughan?

Yes, substantially, and they differ again in Markham and Mississauga. Each has its own limits, process and timelines.
