Does a new driveway pay for itself?

Sometimes, and rarely in the direct way people hope. A driveway is unlikely to return its cost dollar for dollar on the sale price. What it reliably does is change how the whole property is perceived in the first ten seconds — and that affects both offers and how long the listing sits.

The first-impression effect

The driveway is usually the largest single element of a front yard and the first surface a buyer physically stands on. A cracked, patched, weed-filled driveway sets an expectation about how the rest of the house has been maintained, whether or not that is fair.

Agents consistently report that deferred-maintenance signals at the front of a property make buyers look harder for problems inside. A tidy driveway does the opposite.

That is not a number you can put on an appraisal, but it shows up in offer behaviour.

When replacing before selling makes sense

When it is visibly failing. A driveway with alligator cracking and potholes gets mentally priced by buyers at far more than it costs to fix, because they do not know what it costs and they assume the worst.

When the rest of the property is presented well. A renovated house with a failing driveway creates a jarring inconsistency that undermines everything else.

When the neighbourhood standard is higher. On a street where most driveways are interlock, asphalt in poor condition stands out.

When it does not

If the driveway is merely aging but sound. Sealing and crack filling for a few hundred dollars delivers most of the visual improvement of a replacement costing thousands.

If you are upgrading materially beyond the neighbourhood. Premium interlock on a street of asphalt driveways will not be recovered.

If the property will be sold for redevelopment. Whatever you build gets demolished.

The honest calculation

If you are staying, build for yourself and for the twenty years, not for a hypothetical buyer.

If you are selling within a year, the question is not 'what does it add' but 'what does its condition subtract'. Fixing an obvious negative is almost always worth more than adding a positive.

And in most cases the highest-return option before selling is not replacement at all — it is cleaning, crack filling, sealing, and adding a paver border. A fraction of the cost, most of the visual effect.

It reads as more premium and photographs better, which matters in listings. Whether the premium is recovered depends heavily on the neighbourhood.

Should I replace my driveway before selling?

What is the cheapest improvement before listing?

Cleaning, filling cracks and sealing. On interlock, re-jointing and a pressure clean at low pressure.
